Ok, here goes my first blog! 

My brother in law and I are wholesalers in Tampa Bay, Florida.  We do most of our work in Pinellas County.

We recently got a house in Pre-Foreclosure in St. Pete.  The house had been vacant (according to the former owner) for over 2 years!  It was an absolute mess- packed with garbage, trash, rat and roach feces and about 5000 empty beer cans!  But.... we were able to get it at under 20% LTV! 

Although we are wholesalers, we decided to do some very basic work- mostly just clean out the mess and strip it down by removing the nasty kitchen and bathroom to try to get out some of the stink and funk of the house.

When we bought it last Friday, we agreed to give the former owner through Saturday to remove her "stuff".  I was not sure what exactly she wanted out of the house but we agreed.  We waited and waited on Saturday but she never showed up.  So, Sunday afternoon we started to clean out the house.  We quickly filled up a 30 yard dumpster and we had not even made a dent in the mess!

When she showed up Monday afternoon we were almost done filling up the second dumpster.  She took one look at what was going on and let loose with a profanity laced tirade- and she was so nice when we bought her house the previous Friday!!

She called the St. Pete police.  They arrived and walked inside and took one look at the mess and smell of the house and quickly walked out.  They then took her story.  A few minutes later they informed her that there was nothing that they could do.  I don't think that it helped her case that she reeked of alcohol!  She grabbed 2 dirty suitcases and left in a cab.

Fast forward to yesterday.  We are just about done cleaning out the house and are on our 4th dumpster!!  We hope to have this house sold by Friday. 

In addition to being able to make good $$$ at this profession, there is also the added bonus of interesting and funny situations that you get yourself into.

A few points of interest.

First - you could have offered to have the contents of the dumpster EMPTIED at her new residence.

Second - to John Boy and all. Send a letter to the vacant address certified registered mail, stating that within one week you will consider the property and it's contents abandoned. It will come back, because no one is there to sign for it. This is your evidence, DO NOT OPEN THAT LETTER. Save it for the Judge to open.

Take that letter to the court, with a copy they can read, to claim the property abandoned, then start filling the dumpsters.

I helped a friend of mine buy a home about 2 weeks ago and the daughter of the owner still hasn't come to get a Mercedes, the contents of the attic, and the contents of a storage bin.  My buddy was too nice in the beginning and didn't make it seem like a big deal but now it's like pulling teeth to get the stuff out.  He has actually offered to just buy all the stuff so he can throw it out but she won't sell.  Sometime I guess you can get punished for being so nice.  Great Blog.

Joe, great job on your first blog!
That's quite a story.  I imagine the lady was shocked about her stuff being in the dumpster even if she had not shown up earlier.  Maybe she thought you would just let it sit there and she'd have free storage for a while.  Who knows what's going through the mind of someone else.  Chances are an alcohol addiction (especially in the middle of the day) didn't help her in getting into financial problems in the first place.  As for the Dr. Jekyll and Mr. Hyde syndrome she had.  Chances are when she's sober and not stressed out I would bet she is still usually the nicer of the two people you met.  Please let us know how the sale goes on Friday with an update.
