OK...so you know I'm just starting...trying to understand how to find these properties and how to evaluate and negotiate the deals, right??  Soooo, I'm looking at a pre-foreclosure listing...to be auctioned next Wednesday...and I recognize the address!!  So I get out my trusty Rich Dad books and read a little about how to evaluate the deal and what to say to the folks when I KNOCK ON THEIR DOOR!!  Uhm, yeah...I just got right in the car and went over!!!  The lady was very nice and was willing to talk to me about her situation.  Told me the whole story.  She had made peace with the fact that she was in a difficult situation and was trying very hard to move forward and not look back.  I managed to remember all of the right questions to ask.  Turns out that I wasn't able to help her (she owes about $260K on a home with a FMV of about $254K, and would need about $18K to save the house right now), but I was really proud of myself for getting in the car and going over.  The next one will be easier.  In the meantime, does anyone see a way this could have worked out??  I was only looking at the fact that she needed a heap of cash to save the house now and is upside down in the value.  Any feedback will be appreciated!

Well done. Taking action will build your confidence and the practice will help make future conversations go even smoother. You ran into a seller who has gone from denial to acceptance. Generally happens when they are this close to foreclosure. In some cases if they had flipped sooner they might have been about to do something with an investor so that the foreclosure never reached the auction.

Told you it was a rush! Didn't take long, huh? And it didn't cost you 33K to believe in yourself either. Great job! Now - just do it - again. Remember the deal needs to work with the numbers, if not, go to the next deal.

Good for you!  Just keep on keep'n on.  I'm not experienced with short sales, but that would seem like the only close possible solution for this lady.  It sucks you can't help, but we can't help everyone who needs it either.
