The Annual Tax Auction is upon us!  Tomorrow we will be attending the tax auction where we normally purchase 14-18 properties... this year we are not sure exactly what to expect- now that more and more counties are getting online, it is easier for people to find these auctions, research properties... and be there to force the prices up.  (we are getting these properties for literally pennies on the dollar)  grrrrr...  Our GC in the area was even approached recently by a new investor to the area - it's obviously starting to attract attention..  Our guy is probably THE best contractor around too - he knows how to run his business and manage multiple projects, he works with my electronic work order system, calls me to give me updates... I don't want to share him!  He is a huge asset.  AGH!  

Anyhow, it should be an interesting day - I will post our results tomorrow night.
