I need advive in Rental Investment is this something good to get into. Because someone had told me about this and said it would be good investment to start.

2. Being nice might be a goal but it is not a guarantee for success. Some confuse nice with being helping people. They would be better off throwing money from a street corner than trying to be a nice, helpful RE investor. Be honest and deliver what you say. Say no to those people who think you should do them a favor by saving them from their own mistakes (foreclosures or tenants who do not pay). You are running a business as an investor.
3. Being a 'property locator' is generally illegal. At least the way most people do it. If you want to get a license then just get the license so you can be paid to locate deals. Note that once you have a license you will be prevented from certain deals as net listings are considered a bad idea for a license holder. A net deal is what most investors try to do (buy low, sell higher). If you operate illegally before getting a license and the state comes after you it could be a reason you are not awarded a license even if you could pass the test. Be careful about breaking the rules and regulations for the state agency that is going to issue your future license.

PS. As someone who is getting license you will want to market your services to the public. It is considered a good idea to spell check and grammar check the ad copy before posting. You want to make a good first impression and be seen as an intelligent business person in the local community. The folks with the biggest houses (think bigger commissions) will be more well educated as a rule so you want to help them feel comfortable picking you as their agent.
