Just an update on where my rehabs are.

 

The fire house:  The house that caught on fire over Christmas is coming along.  We've hung the drywall, passed two inspections and starting the great fun of sanding drywall mud.  The house is looking very nice.  I have put siding on 3 of the 4 sides and if the wind would quit ripping the siding out of my hands, I could finish! 

This is a small town and you have to be careful what you tell whom!  One of the men that is working on the house had a friend who knew the renters there.  He said they caught the house on fire by having about 10 plugs in one outlet.  He told them the night before they should NOT have that many things plugged into one outlet.  They didn't listen to him.  They had 2 electric heaters, a Christmas tree and all the Christmas lights around the living room plugged into this one outlet.  Now, I know the... rest of the story.  

The trashed rental house:  It's coming along slowly.  I finished kiltzing it, put in a new attic stairway, a new front door, 2 truck loads of dirt (and do you know someone is STILL coming by at nights and digging holes in my yard!).  I found 2 more holes today!  Maybe these plants were more than just flowers! hummm... Tonight, I painted the kitchen a cheery yellow.  I love yellow kitchens and had the chance, so I painted it.  It gives the house a better look than the white tornado look.

That's about it. I'll post pictures soon.  I'll keep you updated!

I am new here and just began reading your blogs. This all brings back memories of my days as a landlord about 20 years ago.
 
I feel your pain and admire your courage and determination to move ahead.
 
As I try to get back into the Real Estate business I think wholesaling is the way to go, at least for me, anyway.
