I noted that the last "blog" posted was not well received.... Actually, I am not surprised considering.  What are you guys looking for?  What are you seeking?

Someone to take you by the hand and give you a property or deal ? 

Or better yet, why not incur outrageous charges for someone to give you information? 

I started in this industry with nothing but desire and determination and today....

My wife & I took the time to learn this Industry as best we could and have not spent countless $$$ on seminars, courses, mentorships and all this other upsale tricks that are in this industry.

You guys that are trying to learn this Industry ...let you in on a secret

**** THERE IS NO SECRET!!!***

You just gotta do what you gotta do!  You know how many so-called Investors I have encountered in this and other forums that have not purchased, sold, flipped, or held property one ?  Yet, they have mountains of advice for those that have or they wish to offer some course, boot camp or seminar for you to attend!, that should be the crime in this industry "illegal fleecing"

You would be surprised how many Realtors call me and my wife in violations of their canon of ethic seeking a "Buyer" or some help with this or that issue with a property that they or the bank can't get off the books! 

Yet, "we" CREI get sanctioned and or fined because "we" did'nt play by the sandbox rules and include them in our profits.... these guys are something serious.

I am telling you!, you have to have equitable interest in a property before you can sell it LEGALLY!!!   

I continue to read post concerning this issue and continue to find myself surprised at the advice being given.  People... if you have time to purchase a course, attend a boot camp, or whatever upsale scheme you choose...

You have the "FREE" time to research in you local areas and ask questions of those people that matter... Title company, Lawyer, County Auditor etc., etc.

Trust me if you ask the right question you will get the answers you need from the people that have absolutely no interest your profits.

Their profits are made when you close you deal and use their services.

I don't know about anywhere else but in "Cleveland, Ohio" if you have a property under contract, "Equitable Interest" you can LEGALLY sell your interest!

Now, on Mortgages there is a different approach... if the purchase monies are secured via financing "every" move in the transaction needs to be on the HUD

As stated earlier....I am not the Attorney here, nor do I offer legal advice... I am living proof that you can flip, wholesale properties.... want proof?

As long as you have All your documents in order,your Attorney review doc and All parties are inform of transactions. This is Why we pay Attorneys to help,guide and protect us in any legal matter.

Unfortunately there will always be individuals who feel Incomplete and feel the need to force their personal opinions on others.

Marilyn, The focus is mostly on the fact that bring a bird dog generally means operating illegaly. There are few exceptions if the person expects to be paid a decent amount based on a deal closing. If they are a principal in the transaction OR if they are selling information with no tie to the deal closing then they can be OK. Frankly, a bird dog is not going to make much selling just info independent if a deal is done. John Corey

Good post. People do seem to think flipping without a license is legal just because they call it marketing. Like dressing it up will legally change the facts. Be a principal and then sell your specific interest legally. John Corey
