   I started doing rehabs about 4 years ago and did very well until I got involved with some bad partners and made some mistakes on lease options and owner finance deals. I subsequently lost all my money and my credit score went from 730 to whatever the lowest it can go I'm sure (I'm afraid to even check it) I've bought several courses on wholesaling and attended several seminars where you pay up front money only to find the real product pitched at the end at a much higher price. I had to get a job in my former line of work (sales and estimating in the structural steel industry) It pays well but I'm still trying to dig out of this financial hole and have no extra money right now. I do however know how to find great deals and have a lot of contacts with realtors, etc. I am looking for a partner with cash. I am 49 years old and time is a' wastin'.

Thanks for responding Jeff, I am located in Fort Payne, AL. Most of my investing was done out of town (60 mile radius) which includes Huntsville and Chattanooga, TN. The market here declined of course as it did everywhere else, but one of my realtors told me yesterday that it is really starting to move again in certain areas. The market is a little different here. You can buy a fairly nice 3br 2ba brick (1500 sf and under) for less than 100k in some places. Higher end houses are really what took a beating, but they show signs of revival as well.

Dear Sir,

If you are sincere about finding an equitable partner then may I recommend that you spend some time on your profile, as you're attempting to SELL yourself with a blank resume of sorts.  Presently your profile contains nothing about you - no photos or details of education and background.  You mention a well paying job and high FICO score in your recent past.  Tell the about the great things you've done and accomplishments you've achieved.
