Just want people to know out there, especially newbie's, there are going to be peaks and valleys in the real estate game, no way to avoid it.  If we could all hit home runs all of the time we would all be Bill Gates.

Since we know this is not the case, there will be projects where you are expecting minimal return, turns out they are a home run!  Consequently, other investments that look so promising could wither away and you have to cut your losses.

The one thing I keep in mind when I have a dissappointment due to any reasons, most of which beyond my control, is I learned that lesson.  Hindsight is always 20/20, all we can do is our due dilligence, make sure the numbers make sense, do all of your homework and give yourself the best opportunity with the best terms.  We cannot control market fluctuations, external factors such as lending programs come and gone, these things can drive you crazy sometimes!!!

We have to keep the big picture in mind and the big picture is how many people do you know over the long haul have ever lost more money than they have made in the Real Estate game, not many...

Keep your positive attitude, and always, always be willing to learn from other people.  I have learned so much in the past few years I have been involved but know I have so far to go.  I never stop searching for knowledge, and I will always give advice and pass on my knowledge whenever asked.

I can tell you that is why I'm here.  To learn as much as possible from as many people as possible.  You don't have to agree with everyone, but the more opinions you have, the more you have to think about and make an intelligent decision.
