Boy what a week! How was your Holiday? Mine was a little crazy. My girlfriend, Adabel, and I decided to go to California for the holidays but had to be on separate flights. Her flight left on Christmas Eve, mine left on Christmas day at, get this, 6am. No fun, no fun at all. She makes it there okay, I don't. I'm in the airport, Christmas Day, having not slept and was very much looking forward to a nice 4 hour nap on the plane.
I take my seat next to a girl who is visibly a little 'off'. Her mother tells me that she is a "little over-anxious" and hadn't flown before. She starts jabbering real loud about something that made absolutely no sense and staring at me very strangely. I immediately look for open seats for a quick escape.
Just then an attendant comes on and says that our plane's door won't close and we need to exit the plane so it can lift up and they can shut the door.
We leave all of our carry-ons and walk outside to the lobby. Five minutes of waiting and we hear the flight has been canceled and that there's no more available flights for the day. You should have seen this scene. People went NUTS-O. You would have thought there was a terrorist strike or a tornado ripped off the roof.
Now stage right, this girl who I was sitting next to goes berserk. She walks up to a large African American women who worked there and starts yelling, "I'm supposed to go to Universal Studios! You must take off." I'm talking about full on screaming at this women and then matching her screams with that same psycho girl death stare she had given me. The worker says, "Look girl, you better back up RIGHT ABOUT NOW!" I thought it was going to be Jerry Springer at 6:10 am Christmas day. Crazy. I ended up not being able to get a flight until 5 days later but made it here finally, California or BUST!
As far as the response from the Short Sale Gurus Exposed, I've received more feedback about issues with what's being taught by many gurus and what's actually working than any other emails I've sent. Here's one email I wanted to share with you. It's from a seasoned pro named Tammy Phelps who is a full time investor and Realtor in Maryland. Here's what she wrote:

Kudos to you for taking the time to share my exact sentiments!! As an educator, coach/mentor, and active short sale specialist in the MD/DC/VA area I have been sharing with my students the "new ways" of successfully negotiating short sales because the "land trust," Purchase and Sales Agreement, as well as other documents that worked in the past to close short sales are NO LONGER WORKING and have not worked for about a year now in light of the mortgage crisis.
Gurus are still teaching the "OLD METHOD" even at a 4-day seminar held just 2 weeks ago. You are so correct that they certainly have no problem with their old ways of collecting the checks. Then the student goes home only to become frustrated about the "process" not working for them. Unfortunately I have experienced over the years, after spending many, many thousands of dollars, that when you have a question (which sometimes requires immediate answers when negotiating a short sale) you can not get the answers or assistance you were promised and pay dearly for.
I was on a Guru's tele-conference last week that I paid for and asked a very critical question regarding title insurance on a short sale double closing. This challenge has become very real and obviously was not an issue for the last 8 years, but now it is and we need to understand it and together learn how we can work with it to close the deal.
The Guru laughed and told me, "THEN MOVE TO ANOTHER STATE!" Needless to say I was appalled as this was clearly not the answer.

As you can see this is not something that is only going on where I live in Columbus, Ohio or in a specific part of the country. Changes to the pre-foreclosure industry are occurring nationwide and if it hasn't hit your area yet.... just wait.
