I have pictures, if I can find my USB cord!
The fire did not start with an electric heater. The fire dept. says they are putting "unknown causes" as why the fire started. It appears to have started at an outlet in the wall, behind the couch. Tenants said nothing was plugged into it.
The house is a mess. The inside is totally gutted out, walls busted down from the firemen, every window busted out. Everything from the TV to the couch frame, refridgerator, stove and beds are melted into a lump. Their computer is just melted into a heap. It is very depressing for them because they chose not to buy renter's insurance.
My insurance inspector came out today. He started telling me that the type of insurance I have is DPI - anyone know about it? The FINE print starts coming out when there is an emergency. I had no idea that everything in the house is paid for AFTER they figure out its depreciation. So, as he explained to it me, if this window cost $300.00 to be put in, I might get $200.00 to put it in and good luck finding the materials and labor to match their cost. Does anyone know anything about insurances? This is the type of plan that I was given... wasn't given any choices in the matter and all of my houses are with this same agency.
Any thoughts on how to handle the insurance company - things to do and not to do?
As far as my tenants, they got a 30 day grace from court yesterday and they intend on staying in the house behind this house (I had 2 on the property). The 2nd house was like a hobby house. One room shack, we all called the "Love Shack". It has no kitchen or showers. I don't know if it's even LEGAL for a family to stay in the house. It does have 2 doors, but they had taken the shower out of the house and took the kitchen out. I guess it COULD be put back in and lived in. The shack used to be rented out for 8 years to a woman.
Now... with all this that has happened... the house is burned down. Of course, I still have to make the mortgage payments. Do I still get to add rent for the rest of Dec and up until Jan 28th? Everything seems so complicated, or am I just worn out and tired from it all?

Jeff is right let him do his thing he looks like he knows what he is doing and he is right, no one got hurt that is a plus you will get threw this and maybe come out smelling like a rose. Let other people do what they know how and what to do. I've always said that to you when you working crazy hours and doing everything yourself well this time sit back and watch and learn from someone that seams like he or she knows what they are doing. If it was me I would give Jeff a chance to help you and if you have any doubts be a business women and get other advise and which one is best for you and your company.
Relax and let people work for you and help you , You have a great heart hang in there and like Jeff said sit down take a deep breath and think. What I do is get a pen and paper and find out your options and write them down and then look at the positive and the negative and go from there you will be fine Good luck
