I'm looking for big players with their own capital. I'm getting more and more high end deals that are requiring deep pockets. I'm running out of investors with these types of funds. If you're a player, please contact me. Here's a deal I just got this morning.

300+ acres of raw land on Oahu, Hawaii
Current Loan $4.2M
New Loan requested $8.45M (but will settle for less)
Currently in NOD (has 10 days to close)
Appraisal from Nov 2006 $13M

I have a guy needing a hard money loan, but I think I can acquire this for a little over what they owe on the mortgage. They have a hard money lender foreclosing on this in 10 days, and they owe approx $4.2M.

The deal is the borrower was shopping and trying to get the best rates and fee's, when the hard money lender found out the borrower was shopping them, they withdrew their commitment and told the borrower they will not be funding the loan. Now the borrower cant find a lender in time to do the deal. So my thoughts were either find a hard money lender to lend on 55% LTV of $13M value from 2006 appraisal, or purchase it for $5M and give the borrower the option to purchase back at $7M. The borrower has a buyer committed to buy the land for $14M in Feb 2008. So this would be a WIN WIN deal for all parties.

The borrower is willing to do that, but he wants to sell it for $7M and have the option to buy it back for $8M. Not large enough spreads in my opinion. I look at it this way, he's about to lose his position and lose the $1.75M he's already invested in the deal, so $5M is better than nothing...
