For those of you out there who are actively marketing your business I have a question.  What is getting you the better quality leads.  Is it the mailers or signs?  I have done some mailers as a Realtor in the past with horrible results and it seems that the postcards or whatever will get in the hands of alot of uninterested people.  I am looking to market to pre-foreclosure, short sale, and anything I cn get to wholesale until I find someone with the capital I need to flip my first home myself.  To me signs are the way to go but what can I do to stand out from all the other signs on the corners?  Also, who are you using to make your signs?  Are most companys the same with price and quality?  Any advice will be greatly appreciated and valued as I try to take my business to the next level.

There are between 2 and 4 signs at each intersection here in OK so I don't know if that is considered saturated or not.  I am not worried about the fines or anything like that.  We don't fine here, thay just take the signs down.  I am pretty tall, 6'4'', so I can get a sign pretty high up on a pole so I think they will stay up longer than the ones most put in the ground.  That is why I think that if I can find a unique idea for a sign that will get me noticed I can do well.

I  WOULD GUESS DOOR-KNOCKING IS THE MOST POWERFUL TOOL YOU CAN USE.   Some people swear by it.  My big question is...how saturated is your market with other people doing the same thing?  My market is overwhelmed with people in the wholesale business....deep pockets wins.   -Jess

P.S. Signs can be a battle...and cost you major money if it is outlawed in your area.  Mailers have a low return for everyone....knock on doors and be genuine.

In some counties, cities they have outlawed or restricted where signs can be posted. That is a fee or violation with a fee is levied against you for placing signs in public places. In most cases that is where we place our signs. You have seen them all over the roads, near ditches, subdiviisons. (realtor open houses, developers new subdivision signs etc)  So how do you get around these restrictions. Hmm that is the question. So are signs as effective as mailers. In some cases yes. However, if you do a liitle homework and target your market area by looking at demographics (free infor from gov) there you will find average households income, number of members, etc. By using this information you can send your maiulers more effectively to your target audience and get a better return. Keep in mind that mailers are only as good as you make them to be. How about free SEMINARS. what say you...
