After the big eviction, I was pleased that not much damage was done.  It was messy and a few things wrong, but it could have been SO much worse. 

I've been working on the house, fixing things that I didn't before the renters had moved in and things that they did break. 

So far, I've fixed the banister on the front porch.  The kids must have kicked out each railing.  I took it off and turned it upside down and screwed non-rust screws into each railing.  It won't get kicked off again without sore toes! 

Today, my "first business partner" (if you look in my pictures) tore off the corners of the house and we replaced them with new corners, nicely painted on both sides to avoid ROT again! 

I replaced the kitchen faucet with a cool new one that pulls out, sprays or full blast... "Lowe's special"

The new ceramic tiles are put down and finished in the kitchen (had it redone after renters broke 7 of them) and now in the master bath.  Very nice touch.   The floor in the master bath was sqeaking terribly and we had to pull up the vinyl to screw the floor back down... so I just decided to upgrade it when I fix it.

Today, I thought I had a leak in the wall.  I could hear drip, drip after flushing the toilet.  I didn't know if it was the flushing -drain or the water coming in to fill the tank leaking.  Under the house I went with spiders and all and found out a NICE surprise.  The drain coming down from the toilet is NOT leaking, but is very long and the last of the drain drips all the way down the pipe.... so no leak, just inside the pipe!

I tried to put back the toilet the guy took off for the tiles.  He said the bolt kept disappearing and sure enough.. you put the bolt in the slot and it falls into nowhere land.. We tried stuffing it with paper to see if it would hold the bolt, but it too, fell into never never land.. After feeding the first floor ceiling with all sorts of cardboard, paper and splinters of wood, I came up with an idea.  I slid the bolt in, held it in place and poked a piece of cardboard on top of it.  Then I laid the cardboard down and put the toilet on top of the bolts.  Quickly, I put the washer and nut on that one and pulled out the cardboard and yippie... it worked! 

My question to my rehab guys is... WHY wouldn't the bolt be sitting on something solid and where was all the stuff going?  Is that normal?  (2nd floor bathroom). 

I also got one of the cabinet doors put back on that the kids used for their swings and since the hinges I tested out worked fine, I will finish the other 'swinging cabinet" door tomorrow. 

I'm ready to rent to own this house.  $5,000 down and 6.75% interest loan for 2 years.  If you know anyone that wants a house in Cary, NC... please pass my pictures on to them.  The house is selling for $199,900.

I tried the idea of the wax stuck to the bolt, but first little bumb and it was gone!

Who ever put the toilet flang in the bathroom floor, They cut the hole too big around the pipe so when they put the flang on the closet bolts for the toilet goes by, by onto the first floor ceiling. So if you rip out the ceiling down stairs over the toilet you will see all your closet bolts and nuts you lost.

I have to say great job playing a McGiever, Do you remember the show back in the 80's the guy that would figure his way out of a bad situation he was in by either chemistry or like taking a car battery and making a welder out of it. I tell my guys that work for me, If they run into a problem with something, play a Mc Giever and they just laugh and do it they solve the problem.

Great idea to fix your problem,  Next time that happens take some of the wax from the wax seal and put it on the head of the bolt before you put it in place, on the bottom and the top of the bolt and that works to but I like your idea too good stuff. Talk to you soon .  Ed
