Today, my stress level hit a max and I blew a fuse!
It started yesterday, one tenant after another was calling with problems...
a bubbling toilet that she plunged down and it came up in the other toilet all over the floor....
air conditioner freezing up at another one
times ticking away at the rehab work I have left at another place, and the family is waiting to move in NOW!
Another one is scraping money together in hopes I will let them stay since I've already been to court to evict them... and I've been going in debt making the mortgage payment while they are living free... since June in my house! The stress of supporting a 2 family income household while the courts are 'going through the process' is a high stress mark!
And of course, I'm in the middle of this land dispute with another rental place and the neighbor. There hasn't been closure on that problem yet.
So, I sent a crew out to pump out the septic tank at the bubbling toilet house, keeping in mind that I have to pay him and the plumber who'd been out there snaking out the lines, yesterday. He wanted me to go and dig up the tank lid, but I chose to pay him the extra $25.00 to do it, and boy am I glad I did. The septic was NO WHERE NEAR where we thought it was.
I was working on the siding on another house, when the air guy said he could meet me to fix the air conditioner (another town away). I started out to meet him, when the guy working on a bathroom in the trailer needed my attention. Before I left, we also decided to use my truck to push a deck closer to the house (long story why it was pushed out, but guess what... it worked!). In the meantime, the air guy is sitting at McDonald's in another town, waiting on me, so I rush over to meet him. (all of this includes a 3 year old in tow with me!)
Me late, him a little annoyed wasn't the way I really wanted to meet this guy, but I drove him to the house with the air problem. I left HIM there and raced to the Realtor where something GOOD was going on.
My FIRST house's contract was up. It was suppose to sell to the rent to owner, but she messed up her debt/income ratio by buying a $22K car. She didn't get to buy my house. I extended her contract for another year with another lease purchase. She and the loan officer are convinced she can qualify within 12 months.
I walked in to the office, sat down (first time I've sat down all day) and all the stress just came flooding over me. I just started bawling and had to excuse myself. Thankfully, my Realtor and the girl signing the papers were very understanding and I got through the paper signing as gracefully as I could (what's left of any grace!!??). - -we played them off as 'tears of joy'
I rush that check that I just got to the bank, and back to meet the air guy who was JUST finishing up. I'm starting to feel a little better (after I realized eating and drinking something was very helpful). I drove him to yet ANOTHER town to look at the duplex I have been working on to get some solutions to my heat/air problem in that building. He looked it over and is suppose to get back to me on it.
Rush back to the house where the bathroom crew is working to pay them (they are in the car WAITING on me). Then, I had to rush back to the first town to where the Realtor was (closing up) to pay her! (I had forgotten my checkbook back in the morning).
Finally, everyone is paid and happy and I get to START working! I went to the double wide and started back to my siding job and worked there till almost dark, even getting some of the deck railings painted.
This whole blog is just the stress and frustrations investors see from time to time. I know everyone has their problems and handles them in different ways. I actually SURPRISED myself today to break down in front of a client like that. I guess I have been so busy racing around, working, I had not taken time out to check in with ME! I think with everything going wrong during the day that when I finally got to sit down to a GOOD moment, I felt that I must have been holding back and trying to GET Through all the bad things during this day. Once I got where something good was going on, I let my defenses down and the gates flew open!


Wow, I feel your pain. A word of advise though. What and what you should do is get someone experienced in your field to manage some of your properties.
Have them run out and find out what needs to be done to the properites as well as talk with the service people. They would call you with the final details as well as costs and get your approval on all this.
This will give you the ability to free up your time for more important things like finding and creating more deals as well as spend time with your family and friends.
We as humans can only take so much stress before breaking down. When this happens we no longer can think straight or make the correct decisions.
Give more to others, but always make sure you have time for YOU.
