Thanks, everyone, for grading my blogs and pictures.  I made it to the #1 ranking... kind of cool, huh?

 

I'm still working on the apartment/duplex.  The little one went to Grandma's for the weekend and I worked late - till midnight even- painting, sanding etc.. My arms and back haven't been this sore in a LONG time.  Even the arches of my feet hurt from standing on a ladder all day and night! 

I'm finding SHORT cuts my crew took and I'm not happy about them. I'm calling them out again before I pay them for any more jobs.  There are gaps in the sheetrock that can't just be mudded.  They mudded some without adding the tape and it's all cracked up and not smooth.  The sheetrock isn't even straight with the other sheetrock... it lays in and puts an arch in the wall.  Some plugs are so deep into the sheetrock, I can't get a cover on them and other little things that brings the "class" of the apartment down.  I hope to get them back out, and I'm sure they will because they are waiting for other work from me. 

I'll post pictures soon.  I just want to finish before I post and show you the final product.  I've come to terms that even spending $11.5K on this apartment, it is only going to look SO good that that's it.  I guess we've done the best we could with it and I need to just make it showable and move on. 

I always try to remember what I heard someone say about renting.  It MAY not be something you would rent now, but is it something that you WOULD have rented some part of your lifetime?  And I think, this apartment would have been heaven during some parts of my lifetime, so hopefully, I'll find that person in that part of their life right now, and they will LOVE it.

Hi Crystal

 With the experience I have had over the years with sheetrock, some walls you just can't get perfect because of the framing of the walls and crowns on the lumber. What are crowns you ask if  you take a 2x4 and lay it on it edge on the floor depending on what side you lay it on it will either rock like a rocking chair or in the center on the 2x4 there will be a gap the 2 ends will be touching the floor but the middle will be up that is a crown in the lumber some are bad. It depends on how they strapped the wood before the put it in the kilm to dry out. So not every wall will be perfect. So if you have deep screw hole and the wall needs to be padded out with spackle get some dura wall compound 45 minute. The stuff is great it comes in a powder form and make sure you don't mix up to much because it drys very fast in 15 minutes to 1/2 hour and dryies on the wall to sand in about an hour and don't crack or shrink. So for small jobs it is great for patching filling gaps or where you need a lot of mud it dries fast  then I go over it with regular spackle and sand.     Good luck and I here you are having fun don't beat yourself up to bad you have to find other deals let them do the work.
