Well I'm finally starting to read books related to real estate investing. At first it seems like a rather complex field to be in; however, after diving into the material quite a bit, I realize that it isn't really that big of a deal once all the concepts are understood.
My favorite idea is leverage - making money with other people's money.
I think the most complex stuff though is the creative financing ideas. Things like carry backs or wraparounds. Maybe if the wording was simpler I'd understand it - is it as complicated as it sounds?
Maybe I just need to keep on reading and talking to people and I'll eventually understand how it works.

I know exactly how you feel, when you start to really dig into real estate investing it can be overwhelming. One thing that I have learned is to stick to what your good at, or understand the most, and look for professionals to handle the rest. That might mean that you have to hire an attorney to do a couple of deals for you until you understand that part. If you want to maximize your efforts (time), leverage your time with professionals.
