I have invested in Real Estate on a part time basis for almost 15 years. I have done so because of my banking background with traditional means. Put down 20% get a loan and finance it over a 30 year period. I see so many opportunities with the current foreclosure rate to make money by doing this full time. I am not interested in the get rich schemes to borrow with no money down. I am looking for true means to purchase properties with little or no money down. With the tightening of credit banks want 30% or more down to do non-owner occupied properties. With that being the case the average investor needs to have a tremendous amount of liquidity.


I would take a look at learning subject to for homes in your area....this avoids financing altogteher. I personally think ti is dried up in Phoenix with everyone and their mom into wholesaling.
