Just to update... The seller is now requesting that we come with $70,000 instead of $50,000. He has agreed to all of my terms... (seller take back a note for 7% over 30 months with a balloon, assume the first mortgage) But our sticking point is the DP. I'm still looking for a partner or a cash investor.
