My crew (Tina and Dean) came to work on Saturday, since they missed a few days this week. They got most of the sheetrock put up, the ceiling fan base put up in one bedroom, some tiles down in the bathroom and the laundry area. About the time before they called it a day, he wondered about telephone service. We did some searching through the house and there were NO jacks.
Traced around the house to find the telephone box and the wire led into the house up in the ceiling... but to where? There were no jacks anywhere to be found. So, we are going to have to see about putting telephone/computer hook ups in the house. (another expense I didn't add in).
I'm learning a lot from this rehab. When someone says that they will add a bedroom for $400.00 labor, it's not the end of the money. That's not counting this and that... and I'm learning a hard lesson to have enough knowledge to know what is written on the contract is a throughall job for the amount of labor involved. For example; he didn't add in the cost to run electrical outlets and switch to the new room, or add the window since there was NO window and now to add a phone jack or the crown molding and floor molding. My $400.00 labor has turned into $750.00 now. That's not counting materials. Next time, I will know to remember to check the contract more closely to what REALLY the amount is going to cost. Next time, I'll know to check to see if it includes electrical, phone, windows, lighting, etc...What is a bedroom without most of those things?!
That's the thing about this business. The more you do, the more you learn. Speaking of learning, tonight I took off the tank to the toilet and replaced all the guts inside and put it back on successfully. It took a LOT longer than I thought, but I did it. (things work better when you have the right tools handy too). I had to go borrow a larger wrench than I owned.
I spent most of the day sanding and priming different walls. Then, I added the blades to the fan that he put up, and tackled the toliet that hasn't worked since we started. Now, we can put it to good use! My 3 year old is at Grandma's for the day and night, so I was able to do 10 times more than I normally do.
It's 1130pm and I'm just coming in on a Saturday night. I guess there are many things I can do on Saturday night ONCE the rehab is over!
