Date: 12/29/2008 / Category: Need Advice
Out of curiosity, does anyone know how many real estate investor associations / clubs there are in the US and Canada?

..... not counting the for profit ones that try to pass themselves off as non-profits.

I'm trying to come up with an updated list for one of my directories.

Buying and selling Real Estate on eBay has become quite popular recently as more of us embrace the use of the Internet for looking for properties. With this increase in popularity of eBay real estates there is of course an in crease in eBay real estate scams.

Many buyers AND sellers have become the victims of fraud on eBay. I was almost a victim, but was able to avoid it by doing some good old fashion due diligence. Remember that eBay is not to blame if your real estate transaction turns out to be fraudulent. It is up... continue reading >>

Finding an Investor Savvy Realtor??

Years ago, when I first started investing in real estate, I was perplexed as to how to find a good Realtor to work with. My goal of course, being to work together to find investment properties. I quickly learned that many real estate agents did not have a clue what I was talking about when I described some of the types of real estate investing strategies I wanted to employ.

On numerous occasions, I would describe to agents what I was looking for in regard to investment properties. In turn they would send me a summary report off... continue reading >>

The following lists are not meant to be a complete list of all the pros and cons of investing apartment building and/or single family homes. This list considers a buy and hold strategy and does not consider other investment tactics like flipping or... continue reading >>

3 Offer LOI System and Automating Offers

One of my goals for this year is to start cranking out 50 offers a week. After all, you can't be told YES unless you are making offers.

In order to avoid sending out multi-page purchase offers I would like to send Letters of Intent that contain 3 purchase option scenarios.

Option 1 would be a full price offer with 100% seller financing,

Option 2 would be an 80-85% offer with partial seller financing,

Option 3 would be a +/- 70% all cash offer.

Are any of you trying this approach?

What are your three options?

And, how can... continue reading >>

Just Got My WA State License

Date: 01/20/2008 / Category: Marketing , Current Grade ?

I just obtained my Washington state real estate license and am now trying to figure out who/what broker to go with.

I am looking for a broker that is investor oriented.  My desire is to work mostly with investors and not the typical suburban home buyer/seller.

Any advice, comments appreciated.
