Why am I here?
I started this process in December of 2006. I'm excited about moving forward in real estate investing and moving away from my "day job". About a year and a half ago, I started looking for something that would lead out of IT and give me a little more freedom and a lot less stress. I like taking my daughter to Disneyland every year for her birthday, but leaving my work for a week always made me feel like I wasn't being loyal to my boss. I am a loyal person when it comes to business and I always want to do right by my associates. Now, I want something where I'm not trading hours for dollars, I want to work for myself. I've looked into many opportunities and I've seen that real estate is solid no matter what the market.
Just remember one thing about working for someone else -- you will never be paid what you are worth unless you work for yourself.
My Background
I graduated from high school in 1987. I got my associates degree in 1989 and my bachelor's in 2005. I've worked in information technology literally since before I got out of high school.
I have worked for several Fortune 500 companies as well as some lesser know organizations. They have all taught me one thing and that is that no one is ever going to pay you what you are worth.

Big Mike's Five Rules for Success
What's the REAL secret to success? It's five simple steps:
1) Like what you do. If you don't like what you do, you won't be motivated to do it.
2) Do your homework. People are often prone to say, "Well, Bob, I guess you're just lucky." Luck has nothing to do with it. Dig, read, look, investigate. Find out what you're customer wants then find a way to give it to him or her.
3) Go beyond your customer's expectations. People always have a certain level of expectation in any given transaction. Always give the customer more than he or she expects. That added touch will stick in their mind when they need your services again.
4) Treat everyone fairly. People are wary and rightfully so. Too many have been taken in by con artists looking to score the big money. They have no regard for their customers. That's a shame because real estate is a referral business and if you mistreat your customers, they'll remember and tell 10 of their closest friends. The Walton Principle (named for Wal-Mart founder Sam Walton) says, "It takes months to gain a customer and seconds to lose one." It is true. It is also true that a customer only tells one friend about a good experience but tells 10 strangers about a bad one.
5) Be honest. Lies have a way of catching up to you. No matter how long ago you told it, a lie will catch you. Lies will cost you customers, friends and even family. No matter how badly you want a sale, shoot straight with the customer. He or she will appreciate your candor and will most likely take that into account when considering your offer.

Please get on my buyers list (even if you think you already on it). I am a wholesaler inMemphis TN. I wholesale about 1.5 houses a week. My average sales price is 30k-60k with values ranging from $60k-$160k. All my deals will cash flow at least $200/m and have at least 25% and $20k in equity or better, for rentals. My average rental cash flows 230/m and has 35% equity or 30k in equity, sometimes more.
My average rehab property will net you at least $25k (after all expenses). I’ve sold houses where the buyer walked with 40-50k after all expenses, when they sold it.
