A little bit about me...

Hi, it's all in my blog, but I am a single mother of 3, a full-time real estate investor and a very-part-time pro photographer...

Yeup, I get NO sleep.

I lived 11 years in London, and have been back in US since Aug. 05.  I started rei in Dec 05 and now own 10 or so  properties. 

My management company, Guardian Property Management Group LLC, manages 69 (as of 4/25/08!!) on behalf of my partners.  My partners started off as friends and family but have grown in the last 18 months to include outside investors looking to get into REI or diversify their current portfolios.

Now we give seminars and actually teach students our model.  This side of things is now spiralling out of control! (in a good way)

I am very interested in extending the network!  I am also very interest in getting into commercial properties...69 properties is nice, but i am ready to take it to another level. 

I would also like to learn how OTHER people are managing their kingdoms. I am always looking to refine my system, and am willing to share my experiences with others who may need help starting out.

The Model
Our current model is to buy for pennies on the dollar (via realtor, private sale, tax auction, however it comes) in up-and-coming areas, rehab the property and rent for 5 years until the area comes back.  Rehab takes 4-8 weeks, on the day the project goes live it is already worth double the investment.  NOI from income is 20% over 5 years, so plus appreciattion, returns are anywhere from 80-150%.

I am looking to now buy some multi-units (big ones).  Any advice welcome!
