About Me
My name is Luis, from the windy city Chicago. This has been a busy and great year! This is my first year as an investor. I started when I was layoff from my job in October of 2007. I bought a home study program that teaches on how to become a real estate investor because I didn’t want to work for someone else. In the program it had a section of short sales, so I study the video and read the materials, and started doing what they stated in the program. I bought a list of foreclosures and started my direct mailer campaign, two months of doing this and nothing happen on the third month I get a call of a homeowner in distress. I meet with the homeowner and he is in foreclosure, so I explain the process to him and he agrees on doing a short sale. I was so excited my first deal I going to make millions (yeah right!). Well my first deal became a failure someone paid full value on a house across the street that look exactly like the house I was doing a short sale. The bank didn’t want to take a discount and I not having the right experience I didn’t know how to negotiate with them. Thank GOD I’m stubborn, I continue with my direct mailer campaign. Three months past by and I hit jackpot, a homeowner with three houses in foreclosure. This time I made some money, because I did further research and education, but never enough. The first one I thought I was going to make a huge profit, but my closing costs ate majority of them. The second was a nicer check. The third one was the nicest one of all. I felt I was on top of the world my first year investing and made some money. Then it goes down hill I had a short sale that went sour, the homeowner was shady and he put me in a tough situation he stripped the entire house, took the sink, toilet, heating system, plumbing, doors, and windows, and more! Those are thing never explain in books or videos, only real life experiences. Now I am working on probates, commercial and short sale.

Incredible deal on a 6 unit apartment building on Chicago's South Side. Tons of rehab in the works on this block. Block ends at beautiful Hamilton Park. Make your money NOW while prices are ridiculously low! Work estimates range between $125-$150k. Similar 6 unit at the end of the block just went under contract for at $170k and had ALL 2 BEDROOM units and needed rehab to the studs. Buy this one, put in half the work, and get double the cashflow. No Brainer! Call us now before this one goes. Owner is an IL Licensed RE Broker. Co-op commisson offered at 3.5%!!!!
