I'm new to the site... looks good so far.
We're testing the market in Detroit Metro for new const rent to own. We have approx. 20 lots scattered in the metro area for rent to own homes, 1200sq/ft colonial. We're getting a ton of response from renter/buyers, I'm curious what a veteran investor like yourself thinks? We're looking at a good return on investment, and a flip in 12-18 mos with an opportunity for an investor to roll over money down the road into another house... nice residual..
The idea is to provide a nice quality house to a family that may need help getting into a mortgage, good price and interest rate without being predatory, and provide an investor with a duplicatable investment vehicle that can be less stressful than the typical landlord/tenant relationship. Looking for some thoughts from an investor standpoint?
