Great Way to Get Started!
I wanted to share with everyone a book I came across just recently that has TOTALLY been a lifesaver. It's by Ryan Dehler, who is actually one of the forum leaders here  who started in real estate when he was 18. He is now 23 and is extremely successful. His book is brief, extremely informative and very easy to read (i couldn't put it down and read it in one sitting) .  Unlike so many of the other hundreds I read, his book is gives you clear info on getting started without all the fluff.I SO regret not finding this book about 3 years ago. The link  is below. Just wanted to share something that worked for me.

About Me

Hello all!

My name is Khadija, but people usually call me KJ. I joined this site with an extreme interest, love, and drive for real estate investing. I am a very practical girl and work with what works well. Further I can't stand beign confined and have to be doing things that I love to do to live. My love of real estate began long ago as a young(er) person witnessing her father in his construction business turning old shabby homes into beautiful gems. Now that I am older, I realize the value in that exposure, it gave me a love of real estate particularly rehabbing at first, but later on became interested in wholesaling and short sales.

My knowledge of real estate comes from being a Realtor, however as we all know, the real money is in investing! I have a few really great friends who are real estate investors from my DCREIA meetings so I am looking forward to learning from, networking, meeting everyone here!

Currently I am working on wholesaling vacant properties in the DC area.I am so thankful for what I have learned and the people I have connected with on this website so far. It has made the difference for me. I am very hardworking, focused and motivated by progress.

Aloha: We buy and Hold in Honolulu area but we are currently selling some of our condos because rents are sliding down siginificantly and cash flow is anything but positive.  We are selling locally and going on Investor Trips to Dayton and Indianapolis next month.   Hawaii Investors Group review:  http://www.hirei.org/home

Hi K,

On that Real Estate attorney question. You want to find some one local in your state where you do business to look over the contract. What may float over here, may not hold water in your neck of the woods. See if there are any REI clubs or Landlord Associations local to your market too. That is a great lead for RE lawyers who know their stuff. Build those connections and keep on truckin.
