New to real estate investing so I'm still in the reading, browsing and networking phase. As of today I am participating in Nick Cifonies 90 deals in 90 days, I'm also a member of realestateinvestoronline.com. I have also gotten involved with other investors in JV group/mentoring, which is extremely exciting and things are moving forward.

Learning everyday and more and more excited :-)

Besides that I'm a mom of a tween, a full time school student

and a student of lives teachings.I grew up in Oslo, Norway, I speak Norwegian and English fluently and I'm very excited about the promises of real estate investing in it's many forms!

UPDATE:

I have now got my real estate license back up and running, in the process of finding a broker to work for in manhattan, back in school and working on a couple of deals with some other people. I am also affiliated with Team Seal Consultants Inc, working on Loan Mods on behalf of Accelerated Solutions.

  I want to let you all know about the upcoming FHA changes as of April 5th.
This change applies to all FHA loans with a case number assigned on or after April 5th (A case number is assigned about 2 days after we order an appraisal.  This means we will have to have executed contracts and an appraisal ordered by April 1st)
As you will see below the change is on upfront mortgage insurance (not monthly but the FHA Upfront MI that is financed into the loan amount). 
What this means for your buyers:
For a $150,000 purchase price putting 3.5% down the base loan amount would be $144,750. Normally this Upfront MI is 1.75% of the loan amount, therefore $2,533.  With this change to 2.25% it will now be $3,256.
This is only going to make about a $5 difference in a payment in this scenario but $700 is $700! 
If you have a buyer that is on the fence, or if you have a buyer that is writing a contract, make sure you get the contracts to me by April 1st so we can order the appraisal and save our buyers some money!
Going forward I do not believe this is going to make it more difficult for your buyers to get approved so no worries there but I wanted to let you know so if you did have someone that was close - you could be their hero and save them some money!

· UFMIP = 1.50% for FHA Streamlined Refinances

· UFMIP = 2.25% for FHA Streamlined Refinances
Note: There is currently no change to annual premiums (paid monthly).
