We specialize in Residential REO's and Foreclosures, as well as Rehabilitation of these properties.We guide you through every step of the process from locating the subject property to re-selling and/ or securing tenants. By utilizing all of our resources, businesses, and contacts we make the Rehabilitation process a breeze!
We adapt to the current market. The market in Milwaukee and Las Vegas has slowed down. Therefore, we choose properties priced at least 50% below city assessment and that can be priced conservatively, to SELL QUICK! We see the big picture and are not greedy. We leave plenty of equity for our new Buyer, which results in a quick sale, and ultimately more money in your pocket!
A sample Investment Opportunity would include:
1) locating and securing subject property
* We provide a complete Comparative Analysis and Buyer's Net sheet, to show an estimated profit after costs. Once the property is agreed upon, we provide a complete proposal to include; suggested repairs, labor/materials, time line, and profit disbursements. We establish a limited liability company and bank account, as well.
2) rehabilitation of the subject property
* We are responsible to obtain bids, secure and manage contractors. We have several relationships with material vendors, which keeps costs down, therefore more money in your pocket! We put our personal touch on every property by choosing coordinating colors/,materials that are pleasing to the new Buyer's eye. This is important in a quick sale. We maintain accurate records, receipts, and accounting, which is detrimental for tax time!
3) secure tenants and/or end-out Buyer (Dependent on our Investors goals)
* We screen and secure qualified tenants, if requested in proposal. We utilize our network of Investors and Mortgage Brokers to obtain a qualified Buyer. We have access to list property through the Multiple Listing Service, through our Real estate company. We complete all necessary offers, amendments, and addendums. By mastering our contracts, we protect our Investors in every way possible.
