Getting into the Property Preservation biz

Although I have not been doing property preservation business too long, just thought that I would give my advice to those who want to take a different approach to real estate investing.

I have been a wholesaler and flipper since day 1 when I started into real estate. But as time went by and prices continued to drop I found it harder and harder to make any money doing this!

By fluke, I stumbled onto a website discussing this business. Since I had lots of experience rehabbing houses and had a lot of tools I decided (along... continue reading >>

I cruise different sites regarding real estate, so I cannot take credit for this blog. I knew that Detroit was a place for cheap real estate, but this takes the cake!

It's the ultimate cheap seat.

A Toronto developer has purchased the 80,300-seat Pontiac Silverdome near Detroit for $583,000 (all prices U.S.) – a little more than 1 per cent of the cost of building the domed sports stadium in 1975.

"It's something different," Andreas Apostolopoulos of Triple Properties in North York said in an interview Monday. "I'm happy."

The Greek-born Apostolopoulos said the 15-year-old firm he runs with... continue reading >>

Short diddy before I hit the rack!

Personally speaking, 2009 will be the year that I came oh so close to failing- and it ain't even over yet!

This year I came to realize that my old tried and true methods of making money no longer worked. I being the bottom feeder in Tampa Bay tried and tried to make it work wholesaling and flipping houses this year. Hell, it even worked (sort of) in '08! But now I see bandit signs everywhere pimping 2/1 CB $40K, 3/1 CB $35K! What the hell, where... continue reading >>

So I sit here exausted by the day today. I try to spend most of my days marketing electronically (spamming??), searching the web for new clients and making phone calls to prospective clients. It's what I do best and what I like best! Problem is that we are small and many times I gotta go do the work myself. I actually enjoy doing it, but know that it is not the best use of my time.

I do enjoy seeing all the different varieties of REO propeties. There is absolutely no end to it at... continue reading >>

Desperate times call for desperate measures!

So here I sit this morning writing this little ditty.

Getting ready to head out in just a bit to visit some local banks in the Tampa Bay area. Later on come back to the home office and engage in more calls and "aggressive electronic marketing" ( some might call it spam!) to REO agents, more banks and national property preservation companies.

Have had to change my game up to try to survive! At one time made a decent living wholesaling and (yes) flipping properties! Even in the crummy economy, being the bottom feeder that I... continue reading >>

Drug Bust @ my apartment

OK, OK so I always wondered why these guys ALWAYS paid on time, ALWAYS paid in cash ($100's and $50's mostly) and NEVER gave me any grief when I raised the rent!  So... I should not have been surprised when I got the call from the St. Petersburg Police recently............  Check out the video!

Another direction other than foreclosures

Just got back from the courthouse scouring the current and past probate list here in Tampa Bay. I have recently begun "mining" in this side of the biz. I have been on webanars and listened to the speakers talk about all the money you can make, less competition than foreclosures, etc, etc. I started a direct mail campaign, and am tracking the leads. Although I have not gotten a house this way, I have had 2 calls on my letters from the PR of the estate.

Is there anyone else working probates that have had success?... continue reading >>

Web 2.0 HELP!

Hello again-

I, like all of you are seeking ways to grow my biz. My brother in law and I work in the Tampa Bay area. Over the past 6 months we have been on a buying spree. We have been buying, rehabbing and holding and renting. And with the exception of a few distractions, we have done pretty well. All units have been rented!

Prior to this we pretty much only wholesaled houses, but with the market the way it is, we have found it impossible to wholesale!

We are now... continue reading >>

Question regarding 2.0

Hello folks-

I am trying to scratch out a living here in Pinellas County, Florida. Like everyone, I am looking for a way to grow my biz. I've been doing real estate here since 2005.

I have started talking to a couple of guys about Web 2.0. I need to decide if I want to make the investment and go down this avenue or not. Currently I am buying and holding, and making the occasional wholesale deal ( although it has been awhile since I wholesaled a house).

Has anyone had success with this? For... continue reading >>

The Reluctant Rehabber

Before I begin, let me say that I consider myself a wholesaler. Given the choice, I would much prefer taking my money now, and moving on. Until now.......

I purchased what I thought (and still is) was a great house in St. Pete, Fl. a few weeks ago. At is a small little framer around 980'. Although I didn't have a investor lined up, (my few were filled up) I felt that I could unload it quickly and make some decent $$$. I felt that I could find someone to take it. ... continue reading >>
