I have had a lot of hobbies in the past. Now much of my time is spent with my son when I'm not working. I still have my scuba gear (rescue certified) and skis, snowboard, and other stuff. But in good weather I like to go hiking & camping.

Looking For

Bought a great fixer in September at 70k under market value. There were a few surprises after the first two months: plumbing! Ugh! But that's fixed up and just need to close up the sheetrock. Need to update the kitchen and have already run nat gas in for a gas range/elec oven.  Have replaced hot water heater with a tankless. Also replacing the roof in spring. I'll be sitting on this one until the market improves, so I want to do some custom woodwork to spruce it up. The house has excellent views of Portland and surrounding area from Mt. Sylvania. Once I fix it up, I will refinance it to gain some equity. I will use that equity to leverage another buy.

Aloha: We buy and Hold in Honolulu area but we are currently selling some of our condos because rents are sliding down siginificantly and cash flow is anything but positive.  We are selling locally and going on Investor Trips to Dayton and Indianapolis next month.   Hawaii Investors Group review:  http://www.hirei.org/home

Welcome, Any updates on the house hunting so far? Portland has held up pretty well in the present housing climate. I sold a place over in Beaverton last spring. Right on the Max line so easy to get to and from the airport. The jet lag is pretty strong coming in from London so I liked not having to worry about driving when I landed at PDX. John Corey

I think you should learn how to wholesale. Basically, that is when you get a house under contract, as if you are going to buy it, then assign the contract to a buyer and charge a fee, like $5,000 or $10,000 dollars. Great questions!
I'll give you some short answers - contact me (or see my blog) for a more detailed discussion.

You should be able to have enough of a down payment to fund any repairs and still have positive cash flow.

Yes buy your first home, then when you can sell it and put a down payment on two home - do that. Find out about 1031 exchage as a way to defer capital gains taxes.

Building and selling is good if you have skills that match the needs of the home you're buying. When selling, you'll pay capital gains taxes. When renting you can use 1031 exchange to defer capital gains tax. Rent to own is my favorite, because you can help someone who cannot yet afford to buy, giving them a chance to lock in on a home now. You can also use tax deferral with 1031 exchanges.
