I could name a ton of things here, but I will just name a few. 

Don't let your workers on fix and flips:

1. stay at your flips

2. get loans or advances from you

3. do all of the jobs

4. hire subs without the subs knowing that you are not responsible for their pay

5.  .......................and so much more

Lease Option Thought...or deep thought

I have had succes not writing a set amount on my lease options. Crystal got me thinking about this with her latest blogs(which you must read and grade so she can joing the "Investor" ranks). My point is that I have had success writing the purchase price amount for 2% less appraised value using "my appraiser". This value is AT THE TIME OF PURCHASE.

I am having a good day. I just sold one of my properties. It was still in the repair mode and I my guys were about 95% done. I decided to list it with the idea that maybe I would get some viewings. Preface: if you don't know Phoenix is a bit slow moving right now compared to what we have seen....this is my opinion.
