Hobbies
Since my son was born a few years ago, my hobbies have changed. I enjoy spending as much time as possible with my boy. I am a huge Ohio State football fan....so I am in proper colors on game day and Michigan still sucks....and I am really hating the Gators.
I used to read tons of books about real estate investing and business in general.
I will continue to stress to others and newbies to not try to grow too fast. Do one deal at a time and learn. Don't quit your day job....it keeps you cash flowing.

I am a licensed real estate agent, loan originator and licensed insurance agent here in Arizona. I was an investor first and then I became an agent. I am now partnered with another kick-butt LO here in Phoenix. www.pickeringgroup.com I spend most of my time these days providing marketing training to Realtors and investors...let me know if you would like MLS access in your area....or info on using streaming video in your business...we are licensed in all 50 states (loans all over U.S.). MY PRIMARY GOAL IS TO HELP YOU BUILD YOUR BUSINESS.
As an investor, I reached my high of $3 million in homes all at one time at the age of 31 (I am now 33...call AARP). I have since sold much of this off. My main gigs were fix n' flip homes. I loved the business and I learned a lot. I still own around $1.8 million in homes....lease options that are really just rentals because these people rarely buy them. In some cases, I wish they hadn't bought them($200,000 in profit in about 2 months missed).
My big suggestion is to go slow...do one deal at a time...I think conservative and smart is the way to go....God knows I am a risk taker. Know the market...know what's happening and what's coming. My new suggestion is to take a portion of the profits you make on each deal and put it somehwere conservative to save and build compounding interest (maybe an equity indexed universal life policy). This is a liquid type of account (not an offer of securities just a suggestion).
For added cash flow these days, I own a carpet cleaning company and I work on my real estate and lending deals. We mainly do commercial....my employees clean all of the Harkins Theatres, about half of the CVS stores in the Phoenix area, and some major restaurant chains. Sorry, I will not be personally coming to clean your carpet. I am only admin.
Sales and business ownership is good for cash flow to do your investments, but it is great to keep you going with your investments (and it allows you time to work on your deals). Net worth looks good on paper, but cash flow will either keep you able to keep rolling or it will eat you alive (i.e. I used to have over $17,000 per month in mortgage payments going out).
Anyways, I love business...I love making money...I love the freedom that can come with money. I like choosing my own path. When you become a parent, you find out what life is all about, and you find a major reason to succeed.

Motivated People who are willing to realize that there are ton of ways to make money in real estate. One of the best ways is to build a team, work with them to become successful, and reap the benefits of helping them succeed. Oh, and teach them what you know.
I will continue to invest in real estate, but also I have to do other things in real estate to make money....and cash flow.
