I'm thinking (no thinking/ i will) about purchasing this property . I have been looking to get the financing from a hard money lender on this deal; but, to no success .I have come up with the idea of how to think outside the box on this one. And decided that if i can get grant funding to repair this property i can make a good deal a great one. THE OWNER IS WILLING TO DO SELLER FINANCING . Here is how i see it :

I need some help here on this deal, OK. Thank for your help and comments in advance. My problem is that i have an investor in my area looking to sell his property . The numbers are like this he purchases the property in June/08 for $50k and now looking to sell it @ $55k. It needs about $27k in repairs ;its a new Blt property 85% completed. He is willing to finance 45k of the purchase with a $10k down@9% int 12months(comps are $118k to $125k,).The property next door they are asking $268k w/pool,$240Kw/o.... continue reading >>

It new about $27,000 in repairs that i received from the investor who purchase it about July 08. He is asking about $55,000 which is $5,000 more then what he paid.
