The bank's listing price for this REO was $30,000 and I am wholesaling it for only $22,500.
The ARV is about $75,000 (Zestimate is $78,500)
We got a rehab bid for under $15,000
All in cost is $37,500
LTV only 50%
It was rented for $675/month, so cash flow is $253/month
It could be rented for more after rehab since the my property manager told me its in a good neighborhood which is getting even more desirable.
