I've been in Real Estate for 10 years. I started as buy and hold guy for cash flow rentals. I still believe this is the best way to get into real estate.
I have a million dollar Rental Portfolio that pays my base income keeps my leasing agent very happy, and pays for my one maintenance guy.
I also make money short selling, and make a little bit of money assigning contracts, lease options to name few things.
