I've now built several great relationships with some hard/private money lenders. Some of them are direct sources, that use their own finances to fund these hard money deals. If you are looking for financing in the Las Vegas area, I have a friend that can close escrow and fund your hard money deal within 4 hours. Yes, that means if you call me in the early morning, and we have enough time to complete our DD on the property, there's a good chance we can fund by noon! However, if you're looking for that type of service, we expect... continue reading >>Mid West Cash Flowing?

When my partners and I first starting looking into the Indy area for long term cash flowing deals it all penciled out! We couldn't wait to buy our 10 SFR's each to get some passive income for funny money! Well after our first 3 deals, we had some learning experiences just like any investor does... LOL We had the bad contractors, the poor property managers, and the busted water pipes due to the plumbing freezing over during winter. So as it goes, the first year was quite a challenge. We since then have these properties rented out, with a new... continue reading >>REO Bulk Sales

Ive seen so many of these so called REO bulk buys. How true are these, and has anyone had first hand experience with these? And if so, how real are these deals? I'm assuming the banks are using old BPO's or last years values, and if thats the case, these 60'% LTV's are really closer to 85% to 90% LTVs.... Any insight or help would be great?

I've been seeing so many offers on REO packages. The majority of these are coming from brokers Im sure. Sounds like most of them charge around 3 to 5pts based on purchase price. I think I finally found a reliable source that has been able to make some relationships with some banks, and will have the opportunity to buy at 55% LTV (Las Vegas). However, he is only getting 6 days to conduct DD. Im sure that can be done, but I wonder if that is th norm... Does anyone else have good connections or sources where we can buy... continue reading >>Craigslist Scams or the Real Deal?

I've been marketing for high end deals on Craigslist, and of course I've been coming across some unique deals and requests out there. Yes, the majority are scams, but I'm sure there are some good ones out there. And of the good ones out there, there is some real good money to be made! I have a guy I work with that does hard money loans in Las Vegas. So I posted some ads in Craigslist, and Ive got a huge response. I have several solid deals in the works, but the best one has to deal with a... continue reading >>Three Az Sub-2's w/ Equity!
