I have been married for 12 years, we have 1 son who is 10. Our family takes a family vacation at least 1 major trip every year(this year we are going back to Puerto Rico)
We currently reside in Lakewood, California(near Long Beach)
My background has been the mortgage since 2000, and have been selling, and flipping short sale property since 06.
My Business
My business is quite simple however people make it more complicated than it truly is.
I buy short sales at a large discount, we use transaction funding for me to buy the property(no money down, the true no money program in the market place currently.) We then find an end buyer to purchase our short sale at a mark up that is still below the market value price. Everyone wins, as the seller obtained a great deal. I get the difference minus 3%for the use of the funds,a 300.00 processing fee, and possible another1% to the Realtor. The profits are crazy!!!
Realtors are now calling me to buy their short sales, so I do.. I'm now teaching other Realtors, Mortgage Brokers, or any body who is looking to create another stream of income, do what I do.
The best part is I'm not charging you for this training it is all included week after week... How is that for a plan??

Ok I am truly green at this and looking for help. I believe I have a potential deal for the right investor, only I am stuck on how to find one so here goes;
I have a 3 acre working ranch with 2 trailers for workers lodging, large enclosed barn w/ 6-8 stalls, establish wash and tack tack area 2 arenas, and 25-30 outside covered stalls. Has 3bd/2bth +den/office house and needs TLC. Has approx. $100k in equity. Owner is behind on payments x5 and will let go for payment of back = fees and second mortgage. Can someone help me find the right buyer/investor?
