Get rents on time with incentives.....

One of the best ways I personally have found to get rents on time is to offer a Christmas incentive. I offer the tenants 1/2 off Decembers rent if all Rents are postmarked by the 1st of each month. You can increase the rent by $25 or $50 or whatever amount is relative to you rents to help offset this hit. I have found this to be a huge incentive for my tenants. it works about 80% of the time.

I recently watched a movie some of you have probably seen. Quite frankly This movie has affected me more than any movie in as long as I can remember. I put off watching this movie for along time because of political associations and after watching the movie i felt extremely ignorant and irresponsible for not seeing this movie sooner. Have you ever walked into a house and thought it seemed bigger than the listed square footage? On about 10% of the homes we buy - the listed square footage is wrong.
