  I 1031ed out of CA in 2005 into three other states.

I recently re-entered the SoCal market on a flipper basis.

I like 1-4 residential fixers. I lookie-lu commercial turn-a-rounds, Self Storage Companies and RV Parks.

  California cap-rates are not competitive yet. If the commercial market tanks, as some project for 2010 I will be ready.

  For now I will just keep flipping away.
