Topic: What to write on Bandit Signs???

Has anyone experimented with what they write on bandit signs and what generates the most response? I just bought a bunch of blank signs thinking that professionally printed signs might scare some sellers away and also they were pretty pricy. I am thinking of trying several phrases to see what works best.

also we will put some Investor Specials, and Must Sells out there to build the buyers list.
Phone and website will be included on these as well...
any other suggestions, what works best? I need to get this business going or i may lose it at my current 9 to 5. haha.

I use something like the following:

The less print, the larger it can be on your sign & blue text on white background has given me the best results.
On a side note, I'm not so sure there's a magic message - just be consistent with your distribution.

Yeah, all those are good signs and i have a few of those, but you ALSO want signs with messages on different emotional levels
I have 30 signs in my county, and i am tinkering with a few personal slogans

those are but a few. It took me no longer than 20mins of concentrated thinking to come up with these "slogans". Basically just begin with the question of what type of situation your caller is going through when it comes to real estate. are you looking for a tired landlord? A renter, looking for a new purchase? an owner of 2 properties and one he no longer resides in? What target consumers are you in need of?
As you can see, I put signs out for BUYERS AND SELLERS. The object is: the more lines, the more fish. Can anyone in this community share some REAL creative sign ideas and NOT repeat information? This IS two thousand and ten.
I wanted to start a FORUM with BANDIT SIGN ideas, to see what others are using; but its looking like EVERYONE is utilizing the SAME slogans.
Lets POST some NEW IDEAS! I have more. But i dont want to be the ONLY one.

Some great suggestions there. At least they are great to read. How well they work is something for the market to decide.
Two observations on your request. Some folks are just not creative in the same way. You might be better than many in thinking up catchy phrases.
The second observation is not everything that is 'old' is bad. A direct marketing expert explained how many companies pull an ad that is working long before the market wants them to. The company running the ad thinks it is old or stale so they move to something new or fresh. What they fail to realize is the old ad is still working in terms of sales delivered.
The best way to manage the change is to pick a control and make that the ad you run for most of the advertising. Maybe 80% of the budget goes into the control. New ideas are tested against the control and the results are measured. If the new ad pulls better than the old one the new one becomes the control. In other words, it is not about what is old and what is new. It is all about the results produced.
As you also noted you will want to run different ads for different target markets. Buyers, sellers and degrees of both. You may need a control ad for each target audience so the 80% is spread across the various targets. How it is spread will vary based on what you want to achieve.
One last comment. Some of the time the ad that gets the phone to ring is not the best ad to be using. Quality vs. quantity. Cost per sale rather than just the cost of a lead. Some ads produce fewer leads but they are much higher value leads as you get more repeat business, large transaction sales, etc.
In conclusion I really do like some of the ideas you offered. Being witty is a great skill. How it impacts the bottom line needs to be tracked.

I have bought manufactured signs using metal 21x32 and heavy H frames. I like these for durability and branding.
However, kids will scratch the letters off in their boredom.
These type signs work well for selling and advertising.
I think the yellow bandit signs work well if they are hand lettered. The point being you want to look less than an expert. Paint color should be tested for results.
Like John suggested about 80% as a basis. Write legibly, short and simple.
Some have used really homemade wooden signs and they work. You are in some cases attracting a lead who thinks they are smarter than you. Let them think that. It is an advantage.
Do not be afraid to use a unique design for your branding. I like a five pointed star (Texas) shape with gold background and black lettering. Stake signs are OK but I like H frames best.
You can use a sign similar to C-21 an L frame with hanging sign. Works best as a yard sign.
I think setting out signs in mass for the weekends is good for the larger budget and have it outsourced. Leave out your base signage permanently.
I have used a two post 4'x8' plywood sign for land and commercial. 3 post v shaped billboard works goo for better visibility
I have thought about adding a spinner, flag or a cutout design to a bandit sign for uniqueness.
Attaching a flag or flag runner to 1" - 1 1/4" x 10' pvc pipes can be a good attention getter for a temporary event. You can paint the pvc an attractive color. Not necessarily a state or US flag can be colored triangle flags.
Lining them up along a driveway or frontage gets looks.
I have been considering some of the new led lights to attach to signage. They are small use little power and are cheap.
Lights usually should not blink as some cities regulate that. They can change brightness ie dim then brighter.
I think silhouettes cutouts can be effective too. You can use a marble for eyes in animals; the light reflection is eye grabbing. Marbles or reflective mylar can be used for designs ie letter cutouts or reverse lettering.

I was not trying to bash the old. I mearly was hoping that in discovery of a discussion of like intrests, I would have read a sign idea I wouldve thought of.
But what you said brought a new perspective of how I looked at my marketing campaign. That "80% Rule" you mentioned is right along the thought process that I was having.
The RE goals that I have is to try to make a $2000 check in the next 30 days is almost up. And reviewing my notes, i was reminded that a perspective lead will most likely respond on the 5th impression.
But on another note, you mentioned WHICH type of call that you want; one that tinkers-or one that closes. And THOSE are the signs that I need to track results from.
You also point out that marketing involes utilzing the ORIGINAL copy for long periods of time, being that they have prooven results. So I will include some ORIGINAL copy in part of my Sign. Design.
