I'm currently building a system to provide tenants for landlords. The mission is to eliminate your tenant costs and eliminate your vacancies, while providing you the highest quality tenants possible. So what fears do you have?
(ie:
Tenant slipping falling and sueing you,
Tenant losing their job and not paying,
Tenant just stops paying,
Tenant damages your unit
etc., etc...)

In just the few conversations I've had with the guy, its obvious his expertise will be invaluable. Unfortunately his finances are tied up in other projects. So I would be the cash and credit investor. I'm wondering if anyone has any advice on structuring a partnership like this. What should be written out. 1) Who do you use to pull comps?
MLS Real Estate Agent, ICO, Zillow (gac!), SiteXdata... what have you..
2) How much do you trust em?
3) How much does it cost you? (Do you need a membership or is it per comp)

What I need to do is cultivate a way to organize my contacts. I want to set-up an opt-in email system.
So my question to the group, what are you using to stay in touch, to network your buyers? Do you use a list-serve, e-group? What have you used, what's great, what stinks?
I tried doing some searches but became overloaded trying to sift through too much info. So I thought I'd ask the group. Do tell, do tell. Cheers.

Minimum monthly household earnings??
Minimum Credit Rating Score??
Maximum number of criminal offenses?? :)
Also what services are you using to perform your background checks?
