Hi Scott, I have an investment property in the U.P. Michigan that has an awesome business plan for a senior living/assisted living complex in Marquette, MI, where there is a great need for a senior living center. There is only one in Marquette at this present time and, as you may know, the need for senior living is growing in the US as well as in Marquette. Along with apartment buildings and self storage units, senior living centers are also in demand. I'm currently looking for a buyer for this property. The building is in need of rehab and is across from the veteran building in Marquette. The current appraisal as of March of '09 is a little over $8M and the purchase price is $5M as-is. Once the building is rehabbed and functional, the value will be over $23M. The prospected NOI in the second full operational year will increase from $3.1M to $3.4M. Just in the second year, with steady increase after for the next 3years. This is a 5-story building with over 104,000sq.ft and a large adjacent parking lot. This deal is ready to close; all that's needed is a buyer. If you can lead me in the right direction, your help and guidance would be much appreciated.
