You would say, hah..!, what is the catch? There is no catch, it is actually an opportunity for any investor. I am doing this for my only daughter and even willing to sell my heart for her happiness and security. It is a long story, but I will try to make it as short as possible.
My daughter signed an executed sales contract with a none refundable deposit of $3,000 to buy a foreclosed property owned by CountryWide Bank for about 55% of market value ($115,000). The property was appraised last week by a certified New Jersey appraiser for $210,000. The Mortgage amount of $109,250 ",after the down payment and all closing cost" is needed to close on 3/27/2009. Two weeks left, if we do not get the Mortgage to the attorney trust account 48 hours prior to closing, Sarah will lose her $3,000, but more sadly, the house that she liked very much. I am very desperate now and willing to do anything "Legal" to get this house for my daughter. The urgency to get a house started after sarah bought her first dog that she always wanted since she was little. We live in a leased apartment and pets are not allowed, if the land lord found out, EVICTION is inevitable. For almost one year now we are living on an egg shell. The feel of insecurity and the threat to be evicted is uncomfortable.
When I learned about this house "No house was sold in this area with this supper low price" I called sarah to look at it, at the same time we saw othe three houses. but this one we booth felt in love with. lots of reason why we loved this house, the number of the house is 234 first Street, and a Church right across the Street....etc. our payment will be less than what we are paying now!! and to let you know, we have living here for about 9 years now, we have never late on rent (0x30). We will never be late, SECURITY is everything to us.
after the crash of the mortgage industry, the lending guid lines became very strict and made it very difficult to qualify for mortgage. Now i am a self employed for less than three years, therefore my income will not qualify for mortgage.
We have a monthly bank deposits between $4K - $6K month. We have about $25k in savings for a rainy day.
I am a Sales Manager at Advisors Mortgage company fully on commission, but i get a percentage of total office production, for the past 9 month never made less than $4k a month. Befor that I was a manager at Country Wide bank.

My daughter's Name SARAH (20 Years old) she is truly a great person, not because I am her father. she is loved by everyone in her college, work, and of course at home. She is a full time student at Berkeley College (Accounting), New jersey, also, and Amazingly, she works full l time. She has two part times jobs. She is a gymnastic instructor at MiddleSex gymnastics Academy, and a Sales person at J C Penny. I am proud of her.
As you will see in the proposal, that, we need this mortgage just for one year. In the proposal you will see that would be in our best interest to get out of the purchase mortgage because of the high interest rate,
