Quitting college after just 1 short semester Ryan began the journey of finding a job to pay the bills. Ryan worked for a local sporting goods store for the remaining of the year. One afternoon he decided to walk across the street to the book store. Browsing through the business section looking for a better way, he stumbled upon some real estate how-to books.
After hundreds of hours of research and studying everything he could find on real estate he was off to start a new career. Ryan went to work the next day after making the decision the night before that he was going to concentrate on building his new found opportunity and walked out jobless.
Continuing his studies he realized that the more he learned the more confusing it became in understanding even some of the basic fundamentals of real estate investing. Being only 18 years old he had a tough time grasping how the process was performed. The only option was going to be to jump in and start investing in hopes to not make mistakes that would cost him everything he didn't have.
Many of the books he read focused on starting with "no money down" techniques. Ryan was mostly interested in a strategy called 'subject-to' investing which he still uses today in many transactions.
This technique is a way to purchase property with no money down by taking over the seller's existing mortgage. Many times a seller will want to sell this way if they are going through a foreclosure. This is a quick and easy way to sell and it works for both parties. The seller gets to sell quickly to avoid a foreclosure and get out of the situation and the buyer (being you) gets to purchase the property with no money, no credit, and no liability. The buyer will take over the mortgage and payments for the time being and immediately put the property on the market for sale in hopes to sell the property for a profit.
Many of you might be thinking that it doesnt make sense that a seller would want to do this or else he would just sell the property himself and make money. However, this is not true and there are hundreds of different scenarios that justify the reason for the seller selling with equity. Ryan made a profit of $81,000.00 on his first subject-to deal and has done over 20 since then. His typical profit is anywhere between $5,000 and $30,000 on subject-to deals. It was a coincidence that his first deal was his most profitable subject-to deal ever.
You can quickly see why this career has made Ryan financially successful and how he has gone on to inspire so many people to start a career in real estate investing. This has given people a chance to free themselves from the job they have such a hard time waking up to go to everyday.
