I read a book by Peter Conti and LOVED it. His company called me and he mentors people for apartment buildings and self-storage facilities. It may be something you are interested in.
Now for MY plug. I am a business finance consultant and I have non-depository lenders. Peter Conti promises little to no money down, but if you find that strategy doesn't work and banks say no, then feel free to message me. My lenders love apartment complexes, self-storage and mobile home/RV parks. The down payment is usually about 20% of LTC.
I know that your focus in apartment buildings but I just wanted to let you know that I am interested in SHORTSALES. I Actually would like to be able to do them myself (with my team) but still give a 6% commission to the agent (less work for him/her). I look for 500k upwards to 5 million. I am a cash buyer, and want to relist the property with the agent for a quick sale. Agent must be willing to allow my team the negotiating power. I am working with a company called "Lease to Own Realty". We are based out of Dallas, and we help renters become homeowners through a no $ down, no closing cost, 30 yr fixed rate mortgage, and up to a 18 month lease period during which they may assume the mortgage and own the home!
Our program is not like a normal rent to own program. We have associations with Morgan Stanley and Quicken Loans!
