In 2004, I joined a local real estate investors club, GSREIA, created my LLC and got my real estate license. I attended all the GSREIA sessions, the training classes at Keller Williams, subscribed to real estate forums and read personal development books. My first real estate course was on lease options. I didn't spend lots of money on seminars and real estate courses (thank god) as I learned a lot in my investors club, online, networking and at the Keller Williams office. My first deal in 2005 was a short sale which I sold to a cash rehab investor.

I use a private funds investor that will allow a real estate investor to access their his funds to buy Short Sales and flip them to an end buyer. He will provide you with a proof of funds letter to include in your short sale package and show the bank you are buying the house with cash! 

He charges 1.75% of the loan amount. The rest of your profit you keep. You don't use any of your own money to fund the deal, no hard money lender's invovled, and you won't need to use your own credit.
