Intelligent investors who will use me as their buyer's agent for the homes I locate from fabulous condition (80%, 75% of market), to needs some...or a lot...of work (70% to 65%). I can email the comps I believe are the closest to the property (not an appraiser - they will probably use different comps per each appraiser with different sf/values, etc., same in all states), along with the seller's agent's listing. As these are not my listings, only loyal, honest individuals who will use me as their buyer's agent on the offers need respond - single mom you know - have to support the family!
