Thanks for the request Dewain.  I see you're doing a lot of different things with real estate - that's really great.  I'm sure I could learn a lot.  My partner and I have recently started investing.  We have a few properties under contract in Jersey.  We're focusing most of our business in Jersey City at this point.  They're redeveloping the entire city, so there's a lot of great stuff going on there.  Are you at all interested in being a passive investor on properties?
