First of all, I am in Franklin County, where the laws are tenant friendly.
I had scheduled a set out for today, and called first thing this morning to confirm the time with the bailiff.
I was told that the tenant had filed a "motion to stay", asking a judge to overturn the decision of the magistrate.

Had my appraisal for a rehab loan to close next week.
I came to the appraisal fully stocked with my ammunition:
Comps (as least as good as I could get them)
MLS listings
Detailed rehab list
Smiling face (this is the most important item)

I want to share with you my experience this morning at the Ohio Statehouse.
Last week I had innocently inquired about a proposed bill that would require all Ohio homeowners to install carbon monoxide detectors in their homes.
I'd like to thank the Legislative Liaison at OREIA for throwing me in the loop on this one.
Having CO2 detectors isn't a bad idea, I thought, but as a property investor I could see where this would be an additional burden on my already burdened program.

When stolen pipes make you cry.....

After 3 break-ins and stolen pipes, a/c lines and broken water meters, I've finally invested in some portable alarm systems. They're not monitored, but they'll make some noise if someone breaks in to one of my vacants.
I also discovered how some of the thieves are getting in. In one case they just busted in the back door. Nothing I could do to prevent that one, but I did... continue reading >>

Property Taxes Bonus

I just learned the value of closing a transaction right when property taxes are due.
I paid for 1/2 year property taxes at the short sale closing.
Just learned that the bank paid the taxes the day before the closing.
Guess what? I get my tax payment back. Nice bonus on an already nice deal!!

He has already closed on his new home. I talked with him about taking his house subject to his existing mortgage because his financing is better than I could get right now ( 6.75% fixed 30 year). He does currently pay PMI. There is about 15% equity available in this house.
He would like to get a HELOC on his new home (house #2) and wondered how house #1 will factor on his ability to do so. He... continue reading >>

REI Connect aftermath

Now at the end of the first week following REI Connect, and a massive wind storm in Columbus, I am reviewing an email from Colin Egbert on what to do in the aftermath of REI Connect.Not having anticipated the windstorm, I did need to take care of some emergent issues, like a tree taking down a power line and all of the electrical connections going down with it.
