Option to Purchase instead of Assignment

How many people are using Option to Purchase Agreements instead of assigning a wholesale deal? There are pros and cons to this approach I am sure. Would like to hear what others are doing.
One of the pros that I see is that you may not have to get down to 40% of ARV and can focus on "pretty" houses to flip instead of "ugly" houses, eliminating some of the risk of rehabbing for the buyer.
