Commercial deal...

So I have a fairly large commercial deal I am trying to get some investors in on. I am looking to convert a school into lofts in Downtown ATL. I do not want to take a out a loan, so I am looking for private investors who would be willing to listen to my idea and potentially go in on this with me. This is a multi-million dollar deal.
